Working With a Realtor in Alaska

Alaska Law requires Realtors to disclose their designated relationship. Now, you say -- what in the world does that mean?  I will try below to explain, if you have further questions, please call or e-mail me.

As a homebuyer or seller, you share with me a common goal to buy or sell property.  Throughout my years in the industry I have learned how to accomplish our goal. Simply put, my job is to bring buyers and sellers together in a win-win situation.

Alaska Statute requires me to disclose my designated relationship with you. The law enables Realtors to work with buyers and sellers in new ways.

Consumers can be represented in the following ways:

  • “Seller Representative” - you own a property you wish to sell, and you enter into a contract with me, to sell your property.
  • “Buyers Representative - you wish to purchase a property, to protect your interests and those of your Realtor, you should enter into a contract with me, to obtain a suitable property. 
  • “Neutral”- you wish to purchase a property that I currently have listed, and I am in contract with the seller- both the seller and you must agree to this relationship.  I can assist both of you to reach your common goal of  transferring ownership of the property
  • “Specific Assistance”- you wish only information from me, and do not wish representation.
  • Designated Sellers Representative- my broker can allow me to represent you, as a seller, when another licensee in my office represents the buyer.  We have a written office policy, please ask to read it.
  • Designated Buyers Representative – the same as above, but you are the buyer, and another licensee represents the seller.

Real Estate Commission has created the following documents to assist your understanding.

DISCLOSURE: In Alaska, real estate brokers and their sales persons, when working with a buyer or seller, must disclose their relationship. Relationships must be confirmed by signatures from all parties involved before the Realtor provides specific assistance to the buyer or seller. If a relationship changes, all parties must also confirm that change in writing.

COMPENSATION: Each Realtor may be paid by the person the Realtor represents; or the commission generated by the sale at closing may be shared by the sales associates. Most sellers choose to work with a broker who splits the commission with a buyer’s Realtor even though the buyer's Realtor does not represent the seller’s interest. All compensation agreements must be disclosed to the buyer and the seller.

I normally work with a number of buyers and sellers. It is possible that I may have several buyers for a particular property or a number of listings that compete with the property you have on the market.  I reserve the right to show a property to more than one buyer and actively market competing listings.
